Farmland Market Resilience: Complex Factors Drive Strong Prices

The US farmland market has shown remarkable resilience despite numerous challenges in recent years. The current crop outlook is strong, with the USDA rating corn at 67% excellent and soybeans at 65% excellent halfway through the growing season.

Timely rains have contributed to this positive trend, helping farmers offset lower commodity prices. While farmland values continue to impress, there are various factors influencing the land market beyond just commodity prices.

Some of these complex factors include low sale volume, farm quality relative to neighboring properties, government support, old money investment, new investment money, 1031 exchange money, local neighborhood dynamics, interest rates, and inflation. These elements contribute to a strong farmland market despite breakeven agriculture for over two years.

Doug Hensley, president of real estate services at Hertz, noted that short-term circumstances with weak commodity markets have not overtaken long-term thinking in the farmland market.

Recent land sales provide insight into the market's direction. Several farms across Minnesota were sold for prices ranging from $8,500 to $13,117 per tillable acre, depending on factors such as Crop Productivity Index and location.
