CleanSpark Lands $6.6 Billion Data Center Lease with Near 100% NOI Margin
CleanSpark, Inc., a market-leading data center developer, has released its unaudited Bitcoin mining and operations update for July 2026. The company secured a 20-year triple-net lease agreement with a high investment-grade global technology company at its Sandersville, Georgia campus.
The $6.6 billion contract is expected to generate nearly 100% of the net operating income (NOI) margin over the initial term. The deal includes two five-year extension options, which would bring the total contract value to approximately $11.6 billion.
CleanSpark's CEO and Chairman Matt Schultz stated that July was a transformative month for the company with the execution of this lease agreement. He emphasized that the business is executing on parallel paths as it focuses on commercialization and continues to expand its power and land portfolio while driving mining productivity.
