Kiyosaki's $1.2B Debt Raises Questions About His Bitcoin Advice

Robert Kiyosaki, author of 'Rich Dad Poor Dad', claims he is $1.2 billion in debt from borrowing against apartment buildings.

This figure represents a total partnership amount across roughly 1,500 units, not his personal share, according to his former wife and business partner Kim Kiyosaki.

Vanity Fair estimates that Kiyosaki's personal share is between $30 million and $60 million, based on his claimed yearly income of around $3 million.

Kiyosaki's debt is held in ordinary multifamily finance structures, which can be refinanceable when building values appreciate. However, experts warn that borrowed money behaves differently once prices stop climbing.

'Leverage works beautifully on the way up, and if it’s not continuing on that way up, then it’s like a chainsaw financially coming down,' said John Poole of JPTD Partners.
