A-REITs Soar as Softer Inflation Revives Rate Relief Hopes
Australia's listed property trusts saw a boost in late July as investors regained hope that interest rates may have peaked. The S&P/ASX 200 A-REIT index rose following a softer-than-expected domestic inflation reading, which led to a scaling back of bets on further Reserve Bank of Australia tightening.
The sector has been sensitive to rising interest rates over the past two years and has seen significant divergence in recent years. Industrial and logistics property have fared better than office and retail assets due to e-commerce growth and data centre demand.
A peak in interest rates could stabilize valuations, support distributions, and improve the sector's fundamentals, but this remains a conditional recovery. Bulls argue that A-REITs are emerging from a deep downturn with attractive yields, exposure to physical assets, and potential for re-rating as borrowing costs stabilize.
