Cypriots Favor Fixed-Rate Mortgages Amid Interest Rate Uncertainty
Cyprus' mortgage market is undergoing a significant shift as borrowers increasingly opt for fixed-rate home loans, seeking protection from interest rate shocks. According to a report by the Central Bank of Cyprus (CBC), fixed-rate mortgages have become the preferred choice for new borrowers, marking a change in how Cypriots finance their homes.
The trend follows years of interest rate volatility as the European Central Bank (ECB) raised rates to combat inflation before gradually cutting them. This uncertainty made one thing more valuable: knowing exactly what monthly mortgage payments would be. The CBC report states that most new mortgages before 2022 carried variable interest rates or fixed rates lasting less than a year, but today's market is dominated by loans with fixed interest rates for between one and five years.
The shift has been driven by two factors: borrowers seeking greater certainty over their monthly repayments and banks expanding their range of fixed-rate products with more competitive pricing. This means homeowners have less exposure to sudden increases in interest rates if borrowing costs rise again in the future.
