Foreign Homebuyers Hit Low Point Since 2009

Foreign homebuyers in the US hit a low point since 2009, with international buyers purchasing the second fewest existing homes between April 2025 and March 2026. According to a report from the National Association of Realtors (NAR), foreign buyers bought 67,100 properties worth $45.3 billion during that period.

This represents a decline in dollar volume of 19.1% compared to the previous year and a drop in the number of properties sold by 14%. The median purchase price for foreign buyers was $465,000, with nearly half (48%) paying entirely in cash.

The largest group of foreign buyers were Canadians, accounting for 16% of purchases. However, China remained the largest source of dollar volume at $7.6 billion, despite falling to third place overall. Chinese buyers spent an average of around $1 million per purchase and focused on higher-priced homes in California.

Lawrence Yun, NAR's chief economist, attributed the decline in foreign homebuyer activity to a decrease in international visitors and tourists to the US. He noted that even a slightly weaker US dollar did not induce more activity from foreign buyers.
