Kiwi Tenants Enjoy Real-terms Pay Rise as Rents Hold Firm Amid Inflation
New Zealand's national median rent held steady at $620 per week in July, marking the eighth time in nine months that it has remained unchanged. According to Trade Me Property Rental Price Index, this stagnation is translating into real savings for tenants.
Trade Me Property spokesperson Casey Wylde noted that while flat headline figures may suggest a market frozen in time, when weighed against broader inflation, the reality for Kiwi renters is quite different. With annual inflation hitting 4.1% in the year to June, stagnant rents equate to a real-terms reduction of roughly 4% for tenants.
The healthy supply of rental listings on Trade Me Property is also underpinning the freeze, with total inventory up 0.5% from June but still 9% below July last year. This rate pressure cuts both ways, giving tenants more bargaining power and reducing landlords' pricing power.
