Malaysian Developers Emphasize Connectivity Over Elaborate Amenities
In a bid to redefine urban living, top Malaysian developers are shifting their focus from providing elaborate common spaces that drive up maintenance fees to prioritizing connectivity, multi-generational usability, green spaces, and intuitive layouts.
This approach is aimed at breaking down vertical isolation and fostering harmonious communities. EXSIM Group, Mah Sing Group Bhd (KL:MAHSING), ParkCity Group, SkyWorld Development Bhd (KL:SKYWLD) and UEM Sunrise Bhd (KL:UEMS) are among the industry leaders adopting this strategy.
Their efforts have paid off, with Masteron Sdn Bhd's KR7 Residences Tower A in Taman Mas Puchong achieving a 90% take-up rate since its launch in December 2021. Similarly, Astra Residence in Taman Puchong Prima has also reached a 90% take-up rate.
In related news, the Reserve Bank of Australia is prioritizing tackling elevated inflation, which may necessitate further interest rate hikes. Meanwhile, Portugal secured a €1.5 billion (RM7.1 billion) loan from the European Investment Bank to address its housing crunch.
