Manitoba Sets Rent Increase at 3% for 2027 with Expanded Protections

The Manitoba government has announced that the maximum rent increase for most residential properties in the province will be set at three percent in 2027. This decision was made based on inflation, which is currently within the Bank of Canada's target range of one to three percent. The guideline for rent increases does not apply to certain types of rental properties, including social housing and government-owned units.

The exemption threshold will be increased from $1,670 to $2,000 per month, making more units subject to rent-regulation rules. This change is the largest expansion of rent control in decades and is expected to lower costs for thousands of families.

Landlords can only raise rents once a year unless they can demonstrate that the increase will not cover their cost increases. Tenants whose rent is going up on January 1 must receive notice by September 30.
