Middle East Conflict Exacerbates Australian Housing Market Weakness
The Reserve Bank of Australia (RBA) Governor Michele Bullock has sounded a warning about the housing market in Australia, citing signs of weakness following the onset of conflict in the Middle East.
Bullock highlighted that the RBA had anticipated a shift in housing market dynamics due to earlier monetary policy changes and an increase in the cash rate, but the downturn has been more pronounced than expected.
The annual growth rate of median home prices has plummeted from 9.1% to 5.8%, with data from the Home Price Index showing a notable decline in major cities, particularly Sydney and Melbourne, where home values have dropped by 0.5% and 0.4%, respectively.
Bullock expressed confidence in the resilience of Australian households during what she called the 'bumpiest year since Covid,' stating that a relatively small proportion of borrowers are having difficulty meeting their loan repayments.
