Nova Scotia Housing Market Shifts Toward Balance in July
Nova Scotia's housing market is showing signs of balance, with more inventory giving buyers greater scope to negotiate offer terms. According to data from the Nova Scotia Association of REALTORS, the months supply of homes for sale rose to 5.5 in July, up from 5.2 in June and well above July 2025's 4.5 months.
This reading is the highest in the trailing 13 months, putting the province close to the six-month threshold that typically defines a balanced market. The shift comes as the Bank of Canada holds its policy rate steady at 2.25%, with no changes announced at its June 10 and July 15 decisions.
The combination of more supply and cooling price momentum has shifted the environment buyers and sellers are negotiating in. Average sale prices in Nova Scotia eased for a second straight month, while list-price ratios softened further in buyers' favour.
