Selling Japan's 'Dead Weight Real Estate' for 1 Yen Yields Unlikely Profits
Real estate company Rewrite has developed an innovative approach to selling difficult-to-sell properties in Japan, often listing them for as little as 1 yen. President Yuji Tanaka explains that this strategy is not about making a profit immediately but rather accumulating 'savings of trust' through referrals and repeat customers.
Tanaka says that selling a 1-yen property requires the same work and responsibility as handling one worth 100 million yen, which means no corners can be cut. Rewrite specializes in properties that conventional real estate companies find difficult to handle, often due to inheritance or maintenance expenses.
The company's approach begins with researching each property, taking photographs, and checking its condition. They then list the property online to reach potential buyers who may see possibilities that the original owner didn't. Tanaka believes population decline is a major reason for the growing number of properties owners cannot sell, particularly in depopulated areas.
Despite the challenges, Rewrite has successfully sold every property it has taken on and aims to expand its business nationwide within three years. The company currently handles around 20-30 properties a year, often requiring extensive hands-on work with little or no initial compensation. Tanaka finds personal value in this work, enjoying the opportunity to travel and discover local communities.
