UK House Prices Flatline Amid Economic Uncertainty

UK house prices rose modestly in July, marking the first monthly increase in three months. However, annual growth slowed to 1.8% as high borrowing costs and economic uncertainty continued to weigh on the market.

Nationwide Building Society reported that house prices were 0.1% higher in July compared to June, ending two consecutive months of declines. On an annual basis, prices rose by 1.8%, down from 2.2% growth in June.

Robert Gardner, Nationwide Chief Economist, attributed the uncertain economic outlook to geopolitical tensions and rising energy prices. He noted that the conflict involving Iran and the US had added fresh uncertainty to financial markets in recent weeks.

The Bank of England's decision to leave its benchmark interest rate unchanged at 3.75% was also announced on Friday. Governor Andrew Bailey said that the central bank was not moving towards another rate hike, but acknowledged that financial markets still expect a quarter-percentage-point increase later this year due to concerns about inflation.

The housing market slowdown comes amidst persistent economic uncertainty in Britain. The Bank of England has warned that higher energy prices triggered by the conflict could keep inflation elevated and weigh on economic growth.
