UK Mortgage Rates Soar to New Heights Amid Market Volatility
UK homeowners are facing another challenge as mortgage rates continue to rise. According to Moneyfacts, the average fixed mortgage rate has reached its highest level in recent weeks or months. The two-year fixed homeowner mortgage rate stands at 5.63 per cent, up from 5.60 per cent on Friday, while the five-year fixed homeowner rate has increased to 5.68 per cent.
Rachel Springall, a finance expert at Moneyfactscompare.co.uk, attributed the rise in rates to inflationary concerns and volatility in the swap rate market. 'The recent uplift in swap rates has started to filter into the pricing of fixed-rate mortgages,' she said. 'Lenders look at margins very carefully, so it would be unwise to price their deals too low, if the expectations are for interest rates to rise.'
The Bank of England is unlikely to provide any relief to mortgage holders in the near future. Lloyds reported that the average UK house price fell annually in August, marking the first year-on-year decrease since November 2023.
