Big Tech's $1 Trillion AI Lease Burden Threatens Cloud Growth

The tech industry's AI ambitions have led to a massive $1 trillion lease burden for Big Tech companies, according to recent reports. Microsoft Corp, Meta Platforms Inc, Oracle Corp, Amazon, and Alphabet have collectively committed around $1.09 trillion in future payments under leases that are yet to begin, mainly for data centers needed to power the AI boom.

The commitments show that a significant portion of Big Tech's AI spending has already been locked in, without appearing as debt-like lease liabilities on company balance sheets. This is due to accounting treatment, where signed leases are not recorded as liabilities until a facility is available for use.

Oracle has the largest apparent concentration risk, with $260 billion in uncommenced commitments, nearly seven times its recognized lease liabilities of $37.89 billion. The commitments are mostly for data centers expected to begin between fiscal 2027 and fiscal 2029, and generally run for 15 to 19 years.

Microsoft had the largest disclosed pipeline at $329.1 billion against $88.52 billion of recognized lease liabilities. Meta's uncommenced operating and finance lease payments amount to $278.99 billion, with an additional $68 billion in data-center leases signed in July.
