J.P. Morgan Mortgage Trust Receives Final Ratings Ahead of $300 Million Deal Closure
J.P. Morgan Mortgage Trust 2026-HYB2 is set to close on July 31, 2026, after receiving final Fitch Ratings and Outlooks. The $300.28 million pool comprises 183 prime-quality hybrid adjustable-rate mortgages, with United Wholesale Mortgage contributing 71.74% of loans. Fitch reviewed the transaction's capital structure and credit enhancement, noting that 79.5% of loans are safe-harbor QMs and 20.5% rebuttable-presumption QMs.
NewRez LLC will service 99.04% of the loans on an interim basis for the issuer until the servicing transfer date, after which JPMCB will take over servicing. Fitch said it analyzes the capital structure to assess whether the transaction's credit enhancement is sufficient to support payments on the securities across multiple scenarios.
The deal includes 183 prime-quality loans, with most of the pool originated by United Wholesale Mortgage. MAXEX Clearing LLC contributed 11.23% of the loans. The seller also acquired the remaining loans from various originators.
