Oil Price Decline Brings Modest Relief for Mortgage Rates

Geopolitical tensions that had driven mortgage rates higher in recent weeks began to ease as global oil supplies stabilized. The price of crude oil declined following two key developments: reports that the US is pursuing diplomatic engagement with Iran, rather than immediate military action, and OPEC+ announcing an increase in oil production. These moves removed much of the geopolitical 'risk premium' supporting high oil prices.

The price of West Texas Intermediate (WTI) crude fell by nearly 5.3% to around $80 per barrel, while Brent crude declined by about 4.7% to approximately $84 per barrel. This marked one of the largest one-day declines in recent months.

Lower oil prices have implications beyond the gas pump, as energy costs influence inflation across the economy. As oil prices decline, transportation and production costs often ease, helping moderate inflation expectations. Investors typically respond by increasing purchases of longer-term Treasury securities and mortgage-backed bonds, pushing yields, and ultimately mortgage rates, lower.

The recent improvement in mortgage rates was modest but marked a welcome relief after climbing to their highest levels in nearly two years. The market's attention now shifts from geopolitics to economic data, with the upcoming Labor Department Employment Situation Report being closely watched by the Federal Reserve. A softer-than-expected report could reinforce expectations that inflation continues to cool, providing additional support for lower mortgage rates.
