Bitcoin Secures First Fannie Mae Mortgage as Crypto-Backed Home Financing Gains Momentum
A major milestone in the world of cryptocurrency and real estate has been reached as Coinbase and Better Home & Finance Holding Company closed the first Fannie Mae-backed mortgage using Bitcoin (BTC) as collateral. This historic transaction took place on June 4, marking a new path for crypto-backed home financing.
The borrowers behind this loan are Joe and Amy, a married couple from Ann Arbor, Michigan, who used their BTC to secure a mortgage without having to sell their assets. By pledging their cryptocurrency as collateral, they avoided capital gains taxes and preserved potential future price appreciation.
This innovative product involves two loans that close simultaneously: a standard Fannie Mae conforming mortgage and a separate crypto-backed loan funding the down payment. Both loans carry the same interest rate and follow the same amortization schedule, resulting in a single monthly payment for the borrower.
The product's viability stems from FHFA director Bill Pulte's directive to recognize digital assets held on centralized exchanges as eligible collateral. This move aligns with President Trump's goal of positioning the US as a global destination for cryptocurrency.
