Cipher Mining's stock surged 4.6% in morning trading after announcing a new 15-year data center lease with an investment-grade hyperscaler, marking its latest step in transitioning away from Bitcoin mining and toward serving AI and high-performance computing infrastructure.

The deal involves developing a new HPC data center at one of the company's existing sites. Investors welcomed this move, and financial media outlets highlighted the strategic significance of the agreement.

Morgan Stanley raised its price target on CIFR to $54 from $43.50 while maintaining an Overweight rating, widening the gap between the Wall Street consensus and the stock's current trading price. This follows Wells Fargo's initiation of coverage with an Overweight rating and a $25 price target.

The company's pivot to AI infrastructure is also supported by ERCOT's recent allocation of approximately 1.1 GW of conditional base load capacity to Cipher Digital in Texas, which benefits companies like Cipher pivoting from crypto mining to AI infrastructure as power scarcity becomes a competitive differentiator.
