CleanSpark has announced a major long-term data center lease at its Sandersville, Georgia campus. The company executed a 20-year triple-net (NNN) infrastructure lease with a leading high investment-grade global technology tenant, covering 175 MW of critical IT load with deliveries expected to begin in Q4 2027.

The agreement is expected to generate about $6.6 billion in contracted revenue over the initial term, with an expected cumulative NOI contribution margin of nearly 100% and average annual NOI of about $330 million. If two five-year extension options are exercised, the total expected contract value rises to $11.6 billion.

CleanSpark's July Bitcoin production was 586 BTC, with a peak single-day output of 20.77 BTC, operational hashrate of 50 EH/s, and 1.8 GW of power under contract. The company also reported that it had sold 350 bitcoin through call exercises in July, while posting 4,070 bitcoin as collateral or receivable.
