Australian Home Buyers Hesitate as Housing Market Declines
Australian home buyers are adopting a wait-and-see approach as the housing market continues to decline. High interest rates, rising living costs, and recent federal tax changes are contributing to falling valuations, according to People First Bank CEO Steve Laidlaw. He noted that demand for loans has softened, with potential buyers hesitant to act until the market stabilizes. Laidlaw estimated that housing prices could drop by 10% or even 15%, though he believes the actual decline may be less severe.
The Reserve Bank of Australia recently raised the official cash rate to 4.6%, its highest level in 15 years, which has led to higher mortgage rates for borrowers. Laidlaw mentioned that some homeowners are experiencing repayment distress, but People First Bank is prepared to support affected customers. Despite challenges, the bank reported a 10% increase in profit to $48.7 million for the fiscal year ending June 30, with total loans and advances growing by 8% to $22.8 billion.
People First Bank, formed by the merger of Heritage Bank and People’s Choice Credit Union in 2023, has 750,000 members. Laidlaw highlighted the bank’s customer-focused approach, emphasizing good rates, strong service, and community support. The bank’s smaller size allows it to navigate market headwinds more effectively than larger institutions.
