Australia's Housing Market Faces Significant Downturn Amid Rising Interest Rates

Australia's housing market has entered a clear downturn, with national property values dropping by 5.2% from their peak in March. This decline has raised concerns, including claims from opposition leader Angus Taylor that the market is in "freefall." However, the price of a typical home has only reverted to what it was about a year ago.

The current downturn was already underway before the federal budget's property tax reforms in May, which were driven by rising interest rates starting in February. Experts estimate these reforms will reduce prices by only about 2% over a couple of years. The long-term rise in house prices was largely fueled by declining interest rates over three decades, so the recent price drop is primarily due to interest rate hikes.

The Reserve Bank of Australia has raised rates four times this year, with more increases expected. Experts predict further price declines, with estimates suggesting a drop of 10% to 15%. While this would be the largest decline in any downturn over the past 20 years, it would still leave prices higher than in early 2024, as they have risen by 78% since 2020.

First home buyers face risks, particularly those who bought in 2025 with small deposits. However, most homeowners will still hold equity even with a 15% price drop. For aspiring first home buyers, declining prices could be beneficial, but rising interest rates reduce borrowing capacity. Those with family support may benefit the most from lower prices.
