Kenyans now have a chance to invest in the UK residential property market with a minimum investment of $27,000 (Sh3.5 million), as interest in overseas assets grows. This opportunity is being promoted by Dubai-based Tokinvest and targets professional and high-net-worth investors. It involves a residential property in Birmingham, part of the £8.55 million (Sh1.5 billion) Great Hampton Street Works, which includes 29 fully occupied apartments.
Investors will gain economic rights to rental income from the apartments and potential proceeds from a future sale. The investment offers exposure to the British pound and diversifies portfolios beyond local property and financial markets. However, returns could be affected by exchange rate fluctuations between the pound and the shilling.
Mark Pearson, managing director of Baron & Cabot, noted that African investors are increasingly aware of the benefits of diversifying wealth beyond their home markets. Michael Leighton, founder and CEO of API Global, highlighted that high capital requirements and complex structures have traditionally limited Kenyan investors' access to international property. The Birmingham opportunity aims to make such investments more accessible.
The investment is restricted to eligible investors and subject to regulatory requirements, suitability assessments, and compliance checks. Risks include property price volatility, rental income variability, currency movements, and the eventual sale of the asset. A Nairobi investor briefing is scheduled for October 13 at the Hyatt Regency Nairobi to provide details on the property, expected returns, risks, and eligibility requirements.
