Landlords Plan for 4.1% Rent Rise Amid Tenant Shortage

New Zealand landlords are planning to raise rents by an average of 4.1% over the next year, according to The Property Consortium's September 2026 Investor Insights survey.

This is a 13-month high and up from 3.9% last month and 3.7% in May.

Tony Alexander, an independent economist, noted that part of the increase may be due to annual inflation rising from 2.7% to 4.1% over the past year.

The shortage of good tenants remains a major constraint for landlords, with 30% saying it's still difficult to find a tenant they want, although this difficulty has been easing slowly since the start of the year.
