Navigating Higher Mortgage Rates in the Poconos
The recent federal interest rate hike has raised concerns among homebuyers and sellers. However, local experts in the Pocono Mountains real estate market argue that homeownership is still possible with the right strategy.
The Federal Reserve increased interest rates by 25 basis points to a range of 3.75 to 4% in September, marking the first increase since 2023. This has led to higher mortgage rates, with 30-year fixed mortgages topping 7%, the highest level in years.
Pocono Mountains Association of Realtors President Tiffanie Bailey-Romey suggests that homebuyers 'date the rate' by considering refinancing if interest rates drop in the future. She also recommends working with a good real estate agent who can help navigate the market and find creative solutions, such as offering credits or paying down closing costs.
Keller Williams Real Estate's Robert Hoffman agrees that expert guidance is crucial in today's market. He notes that while interest rates may be higher than they were during the pandemic, they are still relatively low compared to historical levels. Hoffman suggests that buyers could save money by negotiating with sellers and using financial products such as first-time homebuyer credits or FHA loans.
