RBA Rate Debate Overshadows Market Activity
Market activity is being driven by more than just interest rates, according to brokers on the ground. Despite ongoing debate over the Reserve Bank of Australia's (RBA) next move, upgraders and first-time homebuyers are continuing to shape market dynamics.
Adele Andrews, director and mortgage broker at Melbourne-based Australian Property Home Loans, noted that borrowers have been more cautious since the budget changes. However, she emphasized that this is not necessarily due to interest rates, but rather a lack of confidence in the market.
Adam Bradley, founder and director at Brisbane-based Emerge Finance, observed that owner-occupiers are taking advantage of softer market conditions, searching for value and deals. He attributed the increase in inquiry from this segment to a mix of buyer behavior and the desire to upgrade rather than renovate their existing homes.
Bradley also pointed out that the banks' recent rate changes have not yet had time to fully reflect on the market. RBA Chief Economist Sarah Hunter's comments on ongoing inflationary pressures and the conflict in the Middle East further underscored the challenges facing Australia's economy.
