UK Mortgage Market Entangled in Politics and Lender Fragmentation
Nouran Moustafa, an executive financial and mortgage adviser at Roxton Wealth, believes that Andy Burnham's government has created a toxic environment for any interest rate hike by making cost of living a central issue. If the Bank of England raises rates now, she thinks Burnham will struggle to show his face in Parliament.
Moustafa argues that this political pressure is distorting lender pricing and making her job harder every day. The current base rate of 3.75% held by the Bank of England creates a damaging disconnect for borrowers, who are expecting rates close to this level but being offered much higher ones by lenders.
Lender fragmentation has become a defining feature of the UK mortgage market through the current rate cycle. Individual lenders have broken from any coordinated pricing cycle, with some raising rates and others cutting them. This creates a challenging environment for brokers like Moustafa, who are already contending with the turbulence in the UK mortgage market.
