Even with converted cash, mortgage approval isn't guaranteed due to strict anti-money-laundering rules and the need for thorough documentation. Lenders may request bank deposit records, exchange buy/sell records, and wallet transaction history to verify the source of the funds. Additionally, selling crypto is considered a taxable event by the Canada Revenue Agency, making professional tax advice crucial.

For those who haven't fully 'seasoned' their crypto funds, alternative options exist. Monoline lenders may consider funds sooner if they come through trusted investment platforms, while alternative and private lenders might accommodate but at higher rates. First-time home buyers can also leverage crypto ETFs held in registered accounts like RRSPs, TFSAs, or First Home Savings Accounts to access insured mortgages without the need for seasoning.

The regulatory landscape for crypto is evolving, with Canada's recent passage of the Stablecoin Act set to place stablecoin issuers under Bank of Canada supervision starting in 2027. While direct crypto payments for home purchases remain unlikely in the near future, planning ahead and consulting with mortgage experts can help navigate the current complexities.
