A high-rise office building in Dallas's North Tower is set to undergo a major renovation. The Texas Department of Licensing and Regulation has filed for an estimated $57 million upgrade, which will take place in two phases from January 1, 2027, to August 13, 2027.

The project, titled 'DFW 22 Galleria North Tower I Phase 1,' lists the tenant as 'DFW 22.' However, multiple indicators point to Amazon being the mystery tenant. Devin Ward, a construction manager at Amazon on LinkedIn, is linked to the owner's phone number. Amazon also signed a five-year lease at nearby Two Galleria Tower in 2024.

The renovations will cover approximately 223,000 square feet of the building's total 395,000 square-foot area. Amenities include a gym, cafe, and outdoor courtyard. CBRE handles leasing at the property.
