Hyderabad Housing Sales Plummet to 4.5-Year Low Amid Rising Prices
Hyderabad's residential property market has seen its weakest half-year performance in four and a half years, according to the CREDAI Hyderabad-CRE Matrix report. Home sales declined by 13 per cent during the first half of fiscal year 2026, with developers selling only 26,068 housing units.
This is the lowest half-year sales figure since 2022. Despite the decline in sales, property prices have not fallen, instead rising by 10 per cent to Rs 2.03 crore in H1 2026 from Rs 1.85 crore in 2025.
The total value of residential properties sold in Hyderabad stood at Rs 52,913 crore during this period. The report highlighted a significant difference between the number of homes sold and the total residential space purchased, with nearly 60 million sq ft of super built-up area being sold during the first half of 2026.
Developers attributed the decline in demand to concerns over job security and stricter visa rules affecting non-resident Indians, particularly those living in the United States. Local buyers are also becoming more cautious, further contributing to the slowdown.
