Mesirow Acquires Amgen Campus for $151 Million in Sale-Leaseback Deal
An entity tied to Chicago financial services firm Mesirow has purchased the Amgen office complex in Deerfield for $151 million in a sale-leaseback deal. The property spans 660,000 square feet of office space across three buildings at 1 Horizon Way along I-294.
Amgen will continue to occupy one of the three buildings, while Fortune Brands Innovations occupies the remaining two. The company acquired the campus when it purchased Horizon Therapeutics in 2023.
The price for the property increased significantly in 2025 after Amgen brought on Fortune Brands, which stated that up to 1,000 employees would work at the site by 2027. This new long-term lease attracted potential investors seeking high-occupancy properties.
Mesirow has a history of completing sale-leaseback deals through its bespoke real estate subsidiary, with over $8 billion worth of transactions in the past three decades.
