Microsoft Builds New Data Center Campus in Northern Virginia

Microsoft is expanding its data center presence in Prince William County, Virginia. The company has filed an application to build a new campus on 123 acres near Gainesville, where it aims to construct two one-story data centers and a substation.

The project, dubbed the MNZ07 Wellington Data Center, will be located at 13490 University Boulevard and will impact a nearby stream channel and wetlands. Microsoft acquired the site in 2024 for $465.5 million from local landowner Chuck Kuhn, who sold 124 acres to the tech giant.

The new data center campus is needed to address growing demand for cloud services in the region, according to the application filed with the US Army Corps of Engineers. The project will join other large-scale data centers planned by Amazon and Google-linked Sharpless Enterprises nearby, which are also developing significant campuses in the area.
