Midwest Farmland Sales See High Prices Across Four States
A recent wave of farmland sales has taken place in Colorado, Illinois, Indiana, and Nebraska. One notable sale occurred in Phillips County, Colorado, where a 1,138-acre farm was sold at auction through Farm and Ranch Realty for $2.3 million. The average price per acre was $2,064 across seven tracts, ranging from 160 to 167 acres.
The property features 375 wheat base acres with yields between 47 and 51 bushels per acre, along with 287 corn base acres yielding up to 132 bushels. In Illinois, a 290-acre farm in Winnebago County sold for $2.9 million through Martin, Goodrich and Waddell. The property includes 279 cropland acres and carries a productivity index of 122.9.
A 90-acre property in DeKalb County, Indiana, was sold in three tracts at auction for $840,000 through Schrader Real Estate and Auction Company. The sale included 70 tillable acres and 21 acres of wooded recreational land featuring a pond, a trailer, and a dock.
In Nebraska, a 227-acre farm in Otoe County sold at auction via Farmers National Company for $1.8 million, or $7,750 per acre. This property includes 110 corn base acres and 110 soybean base acres, with yields of 95 and 30 bushels per acre, respectively.
