Arthur Hayes, co-founder of BitMEX, believes that the current AI investment boom may be driven by excessive credit expansion rather than a traditional technology growth story. In his essay 'Situationship,' Hayes argues that investors have treated AI capital expenditure as a tech investment deserving high valuations, but much of this spending resembles a large-scale real estate development cycle focused on building data centers and power infrastructure.

Hayes compares the possible outcome to the 2008 financial crisis rather than the dot-com collapse of 2000, saying that the AI sector's biggest risk comes from excessive credit expansion instead of weak corporate earnings. He expects a turning point when announced AI capital expenditure growth begins to slow in the second half of 2027, becoming notable in 2028.

Hayes says leading AI companies could remain profitable even with reduced valuation multiples, but companies with heavier debt burdens may face financial pressure, straining lenders exposed to AI-related borrowing. He predicts governments could intervene if conditions deteriorate, responding with additional liquidity measures similar to previous financial rescue programs.
