Buying a house in Germany with Bitcoin is not directly allowed due to section 16a of the German Money Laundering Act, which bans using crypto-assets as payment for domestic property transactions. However, it's still possible to use Bitcoin as a down payment for a mortgage by selling the necessary amount on an exchange or through a broker and paying out the euro equivalent into an account in your own name.

The key requirement is that the payout goes directly to your own account, rather than a third party's. This is crucial because German banks require proof of origin for all assets used in property transactions.

One important consideration is choosing a reputable trading venue with European authorization, as this will provide machine-readable annual statements and other documents that are accepted by banks. Without these documents, it may be difficult to prove the source of funds.
