Digital Realty Advances European Financing with Euro and Swiss Franc Bond Offerings
Digital Realty Trust (DLR) has taken significant steps to strengthen its European financing strategy with two major bond offerings. On October 6, 2026, the company's subsidiary, Digital Euro Finco, LLC, initiated an offering of Euro-denominated Guaranteed Notes. These senior unsecured obligations are fully guaranteed by Digital Realty Trust and its operating partnership. The final terms of the offering are pending and subject to market conditions. Proceeds from this offering are earmarked for financing or refinancing Eligible Green Projects, which include renewable energy, sustainable water management, and green building initiatives.
Pending allocation to these green projects, Digital Realty may use the proceeds to repay existing borrowings, acquire properties, fund development, or invest in interest-bearing accounts. The company also completed the pricing of CHF510 million in Swiss Franc Notes on September 28, 2026. This offering consists of three tranches: CHF225.0 million of 1.6803% Guaranteed Notes due 2029, CHF185.0 million of 2.0600% Guaranteed Notes due 2032, and CHF100.0 million of 2.4150% Guaranteed Notes due 2036. The Swiss Franc Notes are expected to be issued on October 6, 2026, and will be used similarly to the Euro Notes for repayment of borrowings, acquisitions, and general corporate purposes.
The Swiss Franc Notes are senior unsecured obligations guaranteed by Digital Realty Trust, its operating partnership, and Digital Intrepid Holding B.V. Both offerings are being sold outside the United States under Regulation S and relevant Swiss exemptions. Net proceeds from the Swiss Franc Notes offering are expected to be approximately CHF508.4 million after deducting expenses.
