UK Chancellor Pushes for Looser Mortgage Rules Amid Housing Shortage

UK Chancellor John Healey is pushing for the Bank of England to ease restrictions on high-risk mortgage lending. Specifically, he advocates for allowing more mortgages worth up to five times a borrower’s income, arguing that this adjustment wouldn’t significantly increase financial risk. However, critics point out that such measures sidestep the core issue plaguing the UK housing market: a severe shortage of new construction.

The proposal comes amid ongoing efforts to assist first-time buyers, but these initiatives have done little to address the fundamental supply problem. The lack of new housing developments continues to drive up prices and exacerbate affordability challenges for many prospective homeowners. Healey’s focus on lending limits rather than construction highlights a misalignment in policy priorities.

The Bank of England has historically imposed these limits to curb excessive risk-taking in the mortgage sector. While Healey’s suggestion may offer short-term relief for some borrowers, it risks overlooking the structural deficiencies in the housing market. Without a significant increase in new housing supply, any adjustments to lending rules are likely to have limited impact on long-term affordability.
