JPMorgan's $750 Billion Housing Pledge Falls Short Without Regulatory Reforms
Frank Cassidy, former Federal Housing Administration (FHA) Commissioner, weighed in on JPMorgan Chase's recent pledge to deploy over $750 billion into housing over the next decade. The American Dream Initiative aims to finance one million affordable housing units and help 500,000 customers buy homes, including 200,000 first-time buyers.
Cassidy praised the effort but noted that money alone cannot solve the nation's housing shortage. 'Money isn't the problem, supply is,' he said. 'There's no shortage of capital looking to invest in housing; the biggest bottleneck isn't financing. It's the government process and the red tape and bureaucratic tax to build.'
Cassidy attributed the issue to outdated regulations, including zoning, permitting, environmental reviews, which hinder the building process. He emphasized that 'capital really flows where the opportunity is,' and thus, more opportunities need to be created to build housing.
