Unbuilt Triangle in SW Florida Emerges as Next Frontier for Growth

For years, eastern Lee and Hendry counties in southwestern Florida were known as the 'Unbuilt Triangle', a vast area of working agricultural land, wildlife habitat, and open terrain. However, with the Kingston community set to debut in October and other projects emerging, the region is undergoing significant development.

The Unbuilt Triangle is formed by three major corridors: State Road 82 in eastern Lee County, State Road 80 running east toward LaBelle, and State Road 29 in Hendry County. According to research by Phil Fernandez, this area could eventually accommodate upwards of 450,000 residents, double the population of Cape Coral and just shy of Sarasota County's current total.

Major retail chains are also making their way into the region, with Publix and Home Depot among the latest additions to State Road 82. The Sembler Properties is bringing these retailers as part of its efforts at State Road 82 and Daniels Parkway, which will provide convenient access to grocery, home improvement, dining, and other services for residents in the fast-growing area.

Blackstone Corporate Park, a 98-acre development adjacent to the growing Mirror Lakes residential community, has Walmart-level visions for a major commercial presence with nationally known tenants. This retail development is seen as a leading indicator of what's to come, with grocery stores and national retailers carefully studying demographics, traffic patterns, and population projections before committing to new locations.
