Digital Realty Trust Bolsters Financing with Euro and Swiss Franc Debt Offerings
Digital Realty Trust, Inc. (NYSE: DLR) has taken two major steps this week to strengthen its financial position. The company launched an offering of Euro-denominated guaranteed notes and priced CHF510 million in Swiss Franc guaranteed notes. These moves are designed to enhance liquidity and support various corporate initiatives, including green projects.
On October 6, 2026, Digital Euro Finco, LLC, a subsidiary of Digital Realty Trust, began offering Euro-denominated guaranteed notes. These notes are senior unsecured obligations, fully guaranteed by Digital Realty Trust, Inc. and its operating partnership. The final terms of the offering will depend on market conditions. The proceeds from this offering will primarily finance or refinance eligible green projects, such as renewable energy and sustainable water management. Any remaining funds will be used to repay borrowings or for general corporate purposes.
Separately, on September 28, 2026, Digital Constellation B.V., another subsidiary, priced CHF510 million in Swiss Franc guaranteed notes. The offering includes CHF225.0 million of 1.6803% notes due 2029, CHF185.0 million of 2.0600% notes due 2032, and CHF100.0 million of 2.4150% notes due 2036. These notes are expected to be issued on October 6, 2026. The net proceeds, after expenses, will be approximately CHF508.4 million. The company plans to use these funds to repay borrowings, acquire properties, or fund development opportunities.
While these debt offerings provide capital for growth and sustainability initiatives, they also increase the company’s leverage. Higher debt levels could impact future earnings and cash flows, particularly if economic conditions deteriorate or interest rates rise. Investors should closely monitor Digital Realty’s debt metrics and the success of these offerings, which are subject to market risks.
