JPMorgan Snaps Up Santa Fe Springs Warehouse Campus for Record-Breaking Price
JPMorgan Chase has made a significant investment in Southern California's industrial market by acquiring a fully-leased warehouse campus in Santa Fe Springs for $176.5 million.
The two-warehouse campus spans addresses from 15614 to 15620 and 15700 Shoemaker Avenue and totals 521,091 square feet, according to Los Angeles County records.
The property is anchored by Breakthru Beverage, a beverage distributor that occupies the entire campus under a lease that runs for another nine years. The lease was signed in Q3 2025 and achieved the highest total gross consideration of any lease transaction in Mid-Counties industrial market history, with a term length exceeding regional averages by 83.8%.
The sale comes at a time when other institutional players, such as Rexford Industrial, are retreating from the Southern California industrial market. Rexford recently closed the sale of an industrial portfolio worth over $1 billion and has no acquisitions in its pipeline.
