Unbuilt Triangle Transforms into Southwest Florida's Next Growth Hotspot

The Unbuilt Triangle in eastern Lee and Hendry counties is rapidly developing after years of being known for cattle, crops, and conservation lands. This region could eventually be home to over 450,000 new residents, about double what Cape Coral has at the moment.

One major example of this growth is the Kingston community, a massive development that's set to open its first model homes in October. In addition to Kingston, other projects are evolving in the area, including two mega shopping centers planned for Lehigh Acres and a new 98-acre development adjacent to Mirror Lakes residential community.

Publix and Home Depot have committed to locations in State Road 82 territory, validating population growth and signaling long-term investment. According to Jeremy Olsher, a Compass Florida Realtor, 'retailers want population before investing, and residents want stores and services before moving farther east.'
