Bengaluru's GCC Boom 2026: Top Companies Drive Up Office Space Demand
Bengaluru is solidifying its position as a major global capability centre (GCC) destination, with top companies expanding their presence across key office corridors in 2026. Google, Infineon Technologies, and DHR Holdings are among the firms setting up shop in Whitefield, while Disney India, Booking.com, and Accenture are establishing themselves in Bellandur.
In Nagawara, Target is expanding its GCC presence with a massive 8.31 lakh sq ft lease at Embassy Manyata Business Park, worth around ₹1,250 crore over 10 years. Meanwhile, Merck and Emerson are strengthening their presence in Electronic City, with the former inaugurating its Merck Global Capability Centre (MGCC) in the area.
The influx of these companies is expected to drive up demand for office space and residential properties in nearby areas. In Whitefield, average apartment prices range from ₹10,081 per sq ft in Hoodi to ₹13,165 per sq ft in Varthur. Similarly, in Bellandur, Panathur averages ₹14,596 per sq ft, while Kadubeesanahalli averages ₹11,282 per sq ft.
The growth of GCCs in Bengaluru is a significant development for the city's real estate market. As companies continue to expand their presence, they are likely to drive up demand for housing and infrastructure in nearby areas, leading to increased property prices.
